Repointing

Repointing is essential to preserving a chimney. Repointing is the process of repairing of the mortar between the bricks, block, or stone. Mortar decays over time especially with expansion and contraction, water intrusion, and freeze thaw erosion. If mortar joints are left to deteriorate too far, repointing is no longer an option and the chimney will need to be taken down and rebuilt.

A chimney crown is the first line of defense for your chimney; it sheds water, seals the top of the chimney around the flue liner, and acts to shield the masonry from rapid deterioration. Chimneys frequently suffer water damage, freeze-thaw erosion, spalling, and efflorescence as a result of faulty crown construction. A broken, cracked, or deteriorating crown can lead to expensive repairs.

Flashing

Chimney flashing, referred to as counter flashing and is one of a two-part flashing system where the chimney meets the roof.

Chimney-Flashing

The first part – Step flashing – is L-shaped, installed underneath the roof shingles and extends up the chimney face(s). Counter flashing is installed above the step flashing in either the mortar joints or the masonry. It is bent 90 degrees down over – countering – the step flashing. Counter flashing seals the step flashing and prevents water from running down the face of the chimney and into the house.

Failed chimney flashing is a common contributor to chimney leaks and can cause major problems including roof, attic, and ceiling damage, as well as mold if not taken care of promptly.
If enough water gets into your chimney, the brick and mortar will become brittle and the structural integrity of the chimney will be severely compromised.

Chimney Reconstruction

There are times when repairs to a chimney are futile; the damage is too extreme and repairs only act as an expensive band aid. If the chimney comes up through the roof, most times, it can be taken down to roof level and reconstructed. If a chimney is on an exterior wall, sometimes it only requires partial removal and reconstruction.
